How We Build

Five principles applied to every development, from site acquisition to handover.

Light

Light

Every layout begins with where the sun comes from. Living spaces face the best light, corridors are kept short, and ceilings are raised so daylight reaches deeper into the plan.

Air

In a tropical climate, moving air matters more than machinery. Dual-aspect homes, operable screens and shaded openings let a home breathe before the air conditioning is switched on.

Adaptability

Adaptability

A second bedroom becomes a study, then a nursery, then a guest room. We design for the plan to hold up through all three without renovation.

Material

Limestone, oak, plaster and fair-faced concrete carry wear rather than record it. We choose surfaces that look better in year ten than they did on handover day.

Context

Scale, materials and rooflines take their cue from the street. A new building should feel like it belongs to the place it was built in.

Process

From site to handover, in five stages.

    Site

    We look for small sites in established neighbourhoods, and walk them at different times of day before committing.

  2. 02

    Studio

    An architect is appointed before acquisition completes, so the design informs what we are willing to pay.

  3. 03

    Plans

    Individual home layouts are drawn, tested and furnished three ways before the building takes shape.

  4. 04

    Build

    We build with a small number of long-term contractors, and our development manager is on site weekly.

  5. 05

    After

    A two-year defects period, a maintenance manual written in plain language, and a relationship that does not end at handover.
